JTC Space @ Tuas will comprise seven land-based factories, 36 ramp-up and 95 flatted factories across two 10-storey blocks and three nine-storey blocks that cater to a range of heavy and light manufacturing industries such as oil and gas, precision engineering and general manufacturing.
Besides industrial space, the development will house an amenities centre, a 1,300-bedded dormitory and a multistorey heavy vehicular park with 200 lots. The amenities centre comprises a supermarket, food court, clinic, restaurants and others. The workers’ dormitory is equipped with sports and recreational facilities such as a hard court, gym, cricket pitching area, Wi-Fi, etc.
The co-location of these supporting features cuts down commute for workers and reduces roadside congestion, especially illegal parking of heavy vehicles. The convenience of nearby amenities and living dorms provide workers with a conducive living environment, thereby improving overall work productivity and is expected to achieve land savings of 50 per cent.
The workers’ dormitory will be constructed using the Prefabricated Pre-finished Volumetric Construction (PPVC) method. PPVC involves manufacturing complete dormitory units or modules, including its internal furnishing, off-site before being installed in a ‘Lego-like’ manner onsite.
With the adoption of PPVC, estimated time savings of 30 per cent and manpower savings of 40 per cent are expected to be achieved, as compared to the time and manpower requirements for conventional cast-in-situ concrete construction. It allows for a cleaner worksite as most of the structural, architectural and M&E works are completed off-site. Wastage is also minimised. With the aim of enhancing overall construction productivity and worker’ safety, labour intensive on-site work and construction time have been reduced.
