Located in Wan Chai, the iconic One Hennessy is a 50-years redevelopment project of old Asian house displaying concepts of symmetry, verticality and defying gravity. The main concept of the project is a spectacular funnel shape design in-between tower and podium portion that allows natural lighting and ventilation to penetrate through at pedestrian level that enhance air quality and ventilation to the neighbourhood.
A SCULPTURAL DESIGN CONCEPT
The sculptural design concept of a striving botanical plant sprouting from the earth served by a stable cantilevering structure from nature defying gravity. This urban breeze path becomes the most important feature of the building and it serves both to assist the ventilation of lower zone thus reducing the urban heat island effect as well as providing outdoor green space at the podium roof area. It is a very non-typical and untraditional building form that creates a new impression for Wan Chai commercial district.
The development consists of 21 office floors, a podium roof garden, three storeys of podium and one level of basement carpark providing a total of 28 private car parking spaces. This unique-shaped building height is about 149-metres high.
The creation of a 30-metres high of urban breeze path on top of the podium floors set back the building bulk down to the minimum core space for a height equivalent to seven typical floors. This core solely supports, gradually flaring out to form the main tower body, all in symmetrical geometry.
SHAPING A SUSTAINABLE URBANSCAPE
The building has widely use of green building material in every aspect for better working environment and enhancing the living community. One of it is the use of low-E curtain wall system that reduces the amount of radiation heat gain as well as full use of natural daylight to reduce the energy consumption of artificial lighting. The building facade and the setback zone at podium roof with 30-metres high funnel shape design has allows natural lighting and ventilation to penetrate through at pedestrian level.
The project is pre-certified a LEED Platinum in the category of office redevelopment project with great achievement in energy consumption and improvement for indoor environmental quality. The annual energy saving for the project is about 26 per cent compare to the ASHRAE baseline and reduction of carbon emission equals to 135,000 nos. of roadside vehicles. The building has adopted the innovative water management strategies that saved 1,008,000 gallon of water annually.
Apart from the urban breeze path, One Hennessy also presents tenants with a highly efficient floor plate for easy configuration of operations. The building proportion is exaggerated by the additional vertical elements on facade and V-shape roof. This is very important as the features are not only playing aesthetic role but also shaping the high-rise urbanscape.
