The first concrete Modular Integrated Construction (MiC) project in Hong Kong
This is the first concrete Modular Integrated Construction (MiC) project by the Hong Kong Housing Society (HKHS), an independent, non-government and not-for profit organisation1, as well as one of the first residential MiC projects for sale under the Subsidised Sale Flats scheme. It will be a single tower of 25 typical storeys, providing 300 units (one- to three-bedrooms of about 370 to 620 square feet), consisting of a total of 1,225 MiC modules.
The project, located in Hung Shui Kiu, Yuen Long, is part of HKHS’s overall development in the district providing over 3,500 units in the coming years with both sales and rental housing units. It serves to support the Government’s Hung Shui Kiu/Ha Tsuen New Development Area project, which is a focus of the Northern Metropolis Development Strategy. Affected residents will have different choices for rehousing.
In line with its role as the ‘Housing Laboratory’ in Hong Kong, HKHS sets this MiC project as a pioneer to demonstrate the various benefits and constraints of the construction method to the industry. The site is situated at a cul-de-sac abutting a nullah, which is favourable for the delivery, unloading and installation of the MiC modules. A simple L-shape tower structure is deployed to facilitate the efficient operation of the tower crane for lifting and installation.
MIC FEATURES
The tower is designed with only four types of units to make up 13 types of MiC modules to optimise production efficiency. Production cost of the concrete moulds is reduced with minimised module types.
The integration of the balcony with the living room module is the first of its kind in Hong Kong’s MiC projects. To comply with the required size, the height of the module has to be reduced to integrate the top hung balcony. The installation of metal or glass balustrades and waterproofing tests are all completed in the factory.
