Two Taikoo Place is a key component of the Taikoo Place redevelopment project, with an investment of HKD15 billion, the project comprised the addition of two new triple Grade-A office towers—One Taikoo Place and Two Taikoo Place—offering a combined total gross floor area of 2 million square-feet.
Designed with an aspiration to build an open and vibrant mixed-use community, the project is expected to reshape the city’s office landscape. Sustainability is embedded into the building features, meeting Green building benchmarks in local and global levels.
EXEMPLIFYING THE PLACEMAKING CONCEPT
By applying a human-centric and innovative approach to programming, mixing shared amenities with public spaces to redefine the standard for a progressive workplace in Hong Kong, the design consideration focuses on integrating wellness into amenities and programmes, which also shapes Taikoo Place’s ongoing transformation. As the objective of placemaking, sustainable development is behind the design concept of Two Taikoo Place to transform this project into a global business district.
The project will also provide a host of complementary amenities, such as contemporised streetscapes of food and beverages area and 70,000 square-feet of landscaped open space, namely Taikoo Square and Taikoo Garden. In addition,, a network of air-conditioned elevated walkways will connect the whole towers together, optimising user comfort and weather protection.This walkway is a sculptural structure, with the arches dancing between the buildings and suspending an elegant deck. A mullion-free glass wall between the new One and Two Taikoo Place towers will offer panoramic views over the landscaped gardens.
OPTIMISING BUILDING PERFORMANCE AND QUALITY ENVIRONMENT
Two Taikoo Place is pre-certified for LEED Platinum, BEAM Plus Platinum and WELL Platinum. The design and construction process aims to set new benchmarks as a Green building which incorporates innovative design, outstanding building performance and quality environment.
The building’s Green elements address three key areas that meet categories of eligibility recognised for Green financing: renewable energy, energy efficiency and sustainable water and wastewater management.
To help produce renewable energy, dual-level roof fitted with an integrated photovoltaics system and green roof will be installed at the top of the building in addition to a biodiesel tri-generation system to supply heating, cooling and electricity. Used cooking oil from tenants is converted into biodiesel by third-party recyclers to power this system.
The building is designed to achieve 38 per cent energy saving compared with typical commercial buildings in Hong Kong. Various features are planned to enhance energy efficiency throughout the development, such as air handling units with electronically commutated (EC) plug fans, highly optimised chiller control system with powerful data analytics, energy efficient lighting and control systems.
Sustainable building materials are procured for the building’s construction, including concrete with pulverised fuel ash, reinforcement bar and structural steel with recycled content, as well as concrete, chillers and gypsum with Platinum-rated CIC Green Product Certification.
The facade design of Two Taikoo Place optimises daylight harvesting and solar heat gain along with rainwater harvesting for irrigation while grey water will be recycled for flushing.
